I completely agree with this sentiment, personally for the kind of vacations we want to do annually the direct pricing is out of the question for us (paying in full, not financing), but resale is manageable. I could see them adding even more resale restrictions in the future - to deter buyers.
But with more restrictions should come a slightly lower price point, I don't think I can ever justify the price they are at now.
Also devaluing the product down the road, so it becomes more like a regular timeshare. May not be the end of the world, but just a shame to see the quality fall to the shareholders.

Agreed! I would have at least considered buying direct if resale wasn't 40-50% cheaper. That's too big of a variance.
I'm glad to see it that much cheaper, but hope it doesn't fall too far. I guess that's why it is not an investment, so make sure the value is there based on its own merit, not getting money back on resale market.

This is why I would maybe consider direct at VGC (for a small contract) because the difference between resale/direct for those isn't that drastic. But looking at the WDW resorts....resale is typically so much cheaper that I couldn't justify direct for those at this point. (At least, not at the resorts I like.)

Yep that's pretty much our sentiment about DVC. I don't plan on selling them unless something major happens in our life time and that's our most viable solution.

The very first thing that got me looking into buying DVC is flexibility. Sure I can rent every time considering we don't go to FL every year. However, not even able to modify the rental reservation is a bit iffy to me. We are absolutely planners when it comes to vacation, a lot of times I start the planning a year out, sometimes even further in advance depending on where we are going. Although this rarely happens with us, but I don't wanna be stuck w/ an expensive reservation if something were to happen or plans change.

I didn't even know DVC resale and rental exists pre-pandemic!! I learned all of if during the pandemic but still, I wasn't sure if it was for us. Then when I started doing more research, really dig into all the pros/cons and the math, then one stay at SSR last year, we decided resale makes sense for us.
 
Not for everyone. The annual dues bills at the end of the year always put a damper on add-on-itis!
In 2020, while the resorts were closed, I purchased my first DVC contract. Before it went through ROFR, I already had another contract underway. I had never stayed at a Deluxe before, and by the time I did, I had 4 contracts. I deduct dues from payroll so that they are ready when the mouse needs them.

I try to pay as much as I can from any Disney Visa rewards points you can get, but it still isn't a fun bill :)

That said, I do smile every time I check out of a week at a 2 Bedroom Villa at Aulani and think about what a cash stay there would cost!
 
Just curious being new to buying DVC.
Is this like the itch you can't scratch... You can't just eat one potato chip...
Got through ROFR and already feel like I want more. Gotta resist the urge to go look at what's out their for sale. 😂
We started with resale. Our first contract passed ROFR and we had an offer in on our second 2 days later. We made the offer on our third 8 days after the second offer. We closed on our second AND passed ROFR on our third on the same day!

The only cure is to stop shopping! 😂

We are excited to close on our first DVC contract! Now to begin shopping for more points! (Still trying to decide if we'll go direct for 150 points or seek out further resale contracts...)

Edited to add - Cammy is incredible as others have mentioned. We received an email from our broker notifying us of the ROFR waiver at 11:44 and we had closing instructions from her at 12:36pm, with a note that the docs have already been sent to the seller. So efficient!

In typical Cammy fashion, had closing docs same day. I see Cammy is now doing an e-signed notary. First dates are next week and although have a notary in my office, I’m tempted to try the e-Notary to see how easy it is!
I wonder (I guess I could call and ask, but too late for my current deal) if she can do e-signatures for Canadian sellers. That would have been helpful, since my seller added at least a week with a notary appointment, and will still need to send the docs from Canada to Florida :(
 
The lack of ROFR may be slowly lowering prices, but we are still a long way from the bargain basement approach of other timeshares.

Staying on property at Disney will always have a certain amount of cachet. I sincerely doubt that we are going to see these go to $1 on eBay ever.

Where I do think Disney has to be careful is ensuring that the DVC properties hold at least "some" value... Without that, they will end up like so many of these other timeshare products that can't expand anymore because the reputation they have is the timeshare is a ripoff.

I made the mistake of letting the board sponsor route me to Magic Vacation Title for closing. It's been five days since passing ROFR and no docs yet. Today when I asked to make sure I hadn't missed the docs they said it would take 14 business days to receive my closing docs. I imagine they meant "up to" but come on, why don't they prep the docs in advance for timely turn around like everyone else? Won't make that mistake next time and I recommend everyone remember they get to pick their settlement agent.

Who has two thumbs and is impatient? This guy.
