Ok, since I now which month will be my use year, is this what would happen?

Ok, so now that I have a September use year, I know this. The use year will start on September 1st of every year and end on August 31st of every year. My banking timeline will be from September 1st till April 31st of every year. But that is really all I have figured out.

If I have one studio booked with 40 2018 points for December 16-20, 2018 and I were to cancel say December 1st, do those points go into a holding account or are they just returned to my account to be used by August 31, 2019, or to be banked by April 31, 2019? Would there be a difference say if I were to cancel on November 10th?

If you cancel a reservations with 30 days (or less) to go until the expected arrival date, those points go into holding. You will not be able to bank them into the next UY. You will need to use them before the end of the current UY but you will not be able to book anything with an arrival that is more than 60 days away.

No.

If you cancel a reservation on 11/16/2018 and it was supposed to begin on 12/16/18, the points would go into holding. They can be used during the current UY.

BUT....

  • You would lose your 11-month home resort advantage for those points.
  • You would not even be able to book a non-home resort at 7 months using those points.
  • You would have to wait until 60 days prior to any arrival to make a reservation wherever you can find availability if you want to use those points.
  • At the end of the UY, and holding points that are not used will expire. They cannot be banked.

However, if you cancel 31 or more days before the expected arrival, the points go back into your account.

  • Any borrowed points stay in the UY into which they were borrowed.
  • Any points that were banked into the current UY have to be used before the end of the UY.
  • Any points in the current UY could be banked into the following UY as long as you are not past your banking deadline.

There are 59 days between 02/14 and 04/14 (Feb. only has 28 days, March has 31 days). You could book 4/14 on 2/13.

There are 61 days between 03/06 and 05/06 (31 days in March, 30 in April). You would have to wait until 3/7 to book 5/6 with holding points.

Booking dates for holding points go by DAYS, not MONTHS.

I was thinking that as well, but just went ahead and used those dates for example. But ya, I know I would have to actually count the days in between. But was I on the right path there?
 
How do you know that you have a Sept UY? Did you pass ROFR, did you close? Your excitement is understandable but you need to slow down and take a breath before you make a mistake. :flower1:

Your right. I'm:crazy:. No the offer was just accepted. I am just trying to think positive about ROFR. I know it could happen, Disney could take it back, I'm just trying to not think in that direction.:jester: But it it were to, I'll just start the hunt again.

Until you close it isn't a done deal, the seller could back out, are they in the USA? Understanding what you are buying, how the DVC works, UY, banking, borrowing, availability, the pros and cons of each resort, the room categories, the number of rooms at each resort is all part of the knowledge that will make you an informed buyer. A informed buyer is a happy buyer!

We have all been where you are and I will admit that even after thinking that I had a good grip on how the DVC works, we made mistakes. We got all excited about the DVC thinking that is was a club and we ended up buying resorts that we now don't really care for that much. Give yourself time to take this all in, read the DVC resource threads, happy learning.
