I’m looking at buying SSR and some of the contracts are $115 (with no points this year) and $120+ with contract points this year. Should I be offering much under this looking at the prices going through?
Also I know no one knows but what do people think will happen to prices as contracts get towards the end of the life? I know SSR has 31 years left but others have under 20?
Stripped contracts at $115-$120 are ridiculously overpriced. Yes, I would lowball those at least 20-30 under asking and if they say no, move on.

Why are there so many SSR contracts? Just because it’s such a large resort?
I love BCV but aside from the fact it’s got a shorter life SSR seems better value plus it seems to make sense for us for the times we maybe don’t want to do the parks. Coming from the UK we would probably do every other year and sometimes only universal plus maybe in 10 years we may not do parks at all if the kids aren’t with us. I think SSR is best option if you aren’t doing park visits, because it’s walkable to DS and all the restaurant options at hotel boulevard and also close to I4. It does seem a concern there are that many resale for SSR so it maybe difficult to sell in the future.
It's the largest DVC resort. SSR is somewhat always in demand because people use those points for other resorts at the 7 month mark and have some of the cheapest maintenance fees. That being said, you could consider BLT or AKV for points if you're concerned about the resale value or being able to sell it in the future (not that it's difficult with SSR, although it's probably slightly more competitive if you want it to sell fast). BLT especially will hold value over time because it's on the monorail loop. It's contracts also don't end until 2060. If you want a resort only property Animal Kingdom is also a great option, you can snag AKV for 110-120 per point. It's savannas, theming, pools and restaurants make their own argument for best resort only property.

I’m not so keen on a resort one as we may want to stay without a car plus no park visits. I do however want to stay at AKV at some point.

I mean the bus to Disney Springs from AKV is only like a 10-15 minute bus ride if that. If Disney Springs is the most important thing to you though then SSR is the only way to go; however, it's extremely easy to book SSR at 7 months if you really love it that much again because of how large the resort is.

Edit: could also do Old Key West and take the boat over but it seems like you're not interested in that

We love OKW having stayed there a couple of times but I’m not sure the difference in price is worth it, especially if you want an extended contract.

Could be a lot of reasons. We sold SSR in March because we wanted more points at VGF instead. But, it is a large resort, and contributes to why there are so many.

I just took a stab at two overpriced BLT tower contracts that have been sitting for months. I went $40 under asking per point. What do you think my chances are of getting a reasonable counter offer?

Depends how long they have been sitting - I have offered some ridiculously low prices on SSR contracts that I have seen laying around and gotten back some pretty rude answers (actually a huge fan of the board sponsor because they are always respectful).

You are better off lowballing new contracts listed for sale in the hopes that the seller is relatively desperate.

Asking for a friend...if I just made an offer on Fidelity, when will I hear? Also, I could only put in a number, once you talk to the agent do you discuss MF on banked points, closing costs and the service fee?

Interesting logic--I've always thought to go for people whose contracts have been sitting awhile but thats a good point that you're more likely to find someone who will take anything if you get them as soon as they list.

It is Sunday, so I'm guessing most brokers are not working today, I would give it till the
end of the day tomorrow and then call around 4 pm.

I just think people who have had contracts sitting for 3-4 months and are still at the inflated prices probably aren't super motivated sellers. I think you can definitely have luck both ways - maybe no one thought to offer. But all the 3 month or older contracts I have offered on, I've been told "non negotiable - seller is not budging"

They don’t work on weekends. I’m my prior dealings with them the agent has always emailed me asking about the MFs and service fee before submitting the offer.

Good Luck! Hopefully you hear from them tomorrow.

Does anyone have an estimated time between signing closing docs to when disney sends you your member id? I checked comptroller site and it still has the people I bought it from listed on there.

When I made offers with them, I got email replies verifying my bid and checking on the costs you mentioned. Then they went to seller with offer. Quick responses at first, then so-so or no communication.

If the sellers you are buying from are still listed, you have not closed yet. Once closed, it is recorded on comptroller site typically within 2 days.

Update on one of the two offers I made. I was asked if my offer was a typo and if not they were NOT going to present my offer to the seller. They then invited me to contact them so I could make a respectable offer. As information only the asking price was $181 pp.

I think $141 for a BLT contract is reasonable since recently there have been more than a few accepted at $135 or slightly lower.

I tried to find the broker but could not find any BLT listings for $181.

The asking price for BLT listings are very widespread.

Mind if I ask who the broker was..? if its not against the rules because anyone who answers like that does not deserve my business.
