Where is everyone finding these deals? Most contracts I see are listed why higher, is everyone just sending in offers that are way under asking?
I made an offer that was pretty far under asking, and then we settled in the middle. Other people have done so with varying levels of success. Just gotta find someone to bite. Don't be afraid to make offers on multiple contracts. You're not tied to an offer once you make it.

Don’t get discouraged if a broker says no seller is willing to accept XX dollars below ask price. They seem to think whatever the asking price is market price so make offer and be prepared to move on.
 
This is going to be a really stupid question sorry... but i have never done this prior.
Going through Fidelity took a loan through their loan team. If i pass ROFR how do i get the money from the loan over to the seller. Does the loan company take care of that?
Not a stupid question at all. I don’t know the answer- just ask your broker, they will be able to help you with the process.

Our contract was a "red hot deal" on DVCResaleMarket which was a promotion they were running in February. It was billed as "no haggle" pricing. We swiped it up quickly because it was quite a bit lower than any other available contract on their site. It seems like a lot of sellers are anxious to make a deal with so many contracts on the market. Happy hunting!!

Our second contract and the dust has barely settled on the first one. LOL Assuming it will pass as I've seen them pass lower this month, just a matter of waiting it out. 😊

Who was your broker? waiting on a SSR contract from 2/15...thought maybe i was just unlucky.
 
My first contract used Mason Title for closing, my second one is using First American. The second one is for the Aulani. Does Mason even cover Hawaii? I am thinking maybe not, and that is why title company is First American. For those who recently had an Aulani contract with them, how long did it take for them to reach out after you passed ROFR?
They don't. We just passed ROFR on Aulani and I specifically requested Mason.

They are super backed up now (Hawaii first american). I had 2 contracts pass ROFR 2/9 - my SSR closed last Friday, my Aulani I haven't even received the closing docs yet and it will be 3 weeks tomorrow. When I sent an inquiry, they told me Hawaii just takes longer... but I had an aulani pass ROFR 1/25 and https://www.trcsinc.com/ was the title company and I had docs in a week, closed a week later, and had my contract show up 2/21 and called to get the points loaded that day. So it's definitely a first american delay as I didn't see it with my other aulani

Yep - way under asking... I'm offering in the range I see here regardless of what they have it listed at. You may have to make many offers but if you aren't in a hurry it can definitely pay off. Worst they can say is no (or counter close to their ask), but there are plenty of other contracts out there and more posted every day, so you can just move on if they aren't willing to budge....

This is my first time dealing with them, but they have been very responsive and prompt on everything so far.
We're using Mason Title which is normally super fast for closings but I've heard they are really slammed with all these contracts passing so fast. I'm guessing closing will take extra time this go round instead of ROFR. 😂
 
Dumb question...what if you put in a low offer and it's denied. And then a month later the contract is still there...can you submit another offer?

you can resubmit your offer as many times as you want. There is no harm, or commitment by putting in an offer. My experience has been the opposite. I put in an offer and the seller initially said no. a couple of weeks later, the broker came back to me and said that the seller was willing to take it, so I didn't counter, which I should have but I really wanted the contract. the point is, you are in control, especially in this buyer's market.

Ugh but good to know. My experience with Mason title was extremely fast last time--closing docs in days, all signed immediately and my account was created and points loaded really fast (I think it closed 12/16 and we stayed on points 12/29 & 30.

I’m crossing my fingers and toes that this will be my case. I have 62 dying points at the end month.

I honestly wish they would have just told me it would take that long up front... but of course the broker email said 1-2 weeks... so at week 2 I'm wondering WTH is going on LOL, especially when all my others are getting closing docs to me pretty quickly - even a different title company with aulani. But if you tell me the deal- they're backed up, short staffed, someone just quit at least I can adjust my expectations rather than sitting there wondering if a ball got dropped or I've somehow been skipped..

The broker on this one isn't great either. I know people give Fidelity some flack on their hit or miss communication, but the communication was so lacking on a 2019 contract I bought from them (https://www.**********.com/) that they are the only broker I was hesitant to use again... used them again on this aulani and here I am LOL

Edit - was wondering if the filters would block that broker... Filters, I agree with you - good call 😂 😂 😂
