Is now the time to buy Poly resale?

I bought in this week. I want to go on a trip next December so I wanted to get mine before the 11month window opens. If I'm lucky, poly tower will actually open ontime.
 
Can we rephrase this question for a minute....

If you were to invest $30,000 in pvb1 right now only to find out that the tower will be a separate association, will the same rules and restriction of a new resort, how;
Upset, would you?
Likely are you to come on the boards and scream fraud?
Bad would you feel?

I would kinda like to hear what people think.

1. Fairly upset because I gambled on what I thought was a very good bet, and lost.
2. Zero likelihood. I know Disney left wriggle room to change their minds, I bet that they wouldn’t, and I was wrong. It’s all on me.

They made a statement at an official event with recorded minutes and didn’t do anything to walk it back (clarify) when reports and articles went up stating what was said.

If you think that isn’t good enough then you are entitled to your opinion, but I disagree with your analysis and cynicism on the topic.

they made the statement but have neither refuted it nor supported it....

The guides, for the most part, have repeated it verbatim and disclaimed it further.

So if you disagree with my opinion, make the purchase.... If you win, good for you.... if you don't, well that's why it's called craps...

It wasn’t actually part of the official meeting. They did not report the Q and A to any members. So, unless you frequent boards like this, you have no idea.

And, as I shared, not one DVC person I asked this week at the parks, knew anything regarding the tower, only the cabins.
 
Could the Tower be part of the association but owned by the Trust.

If you want to stay there you need to buy into the Trust

I think they can be creative with how these new units are added to PVB. The POS says that any future declarations are not guaranteed.

So, they could amend the POS when these are added with slightly different rules in terms of selling some deeded, and some as part of the trust.

It’s like the favorite week option…dVD can sell them up to 35% of any given use day, which does reduce the number of rooms left for the rest.

I can see something regarding inventory for the tower rooms and having some be owned by the trust.

That is a good point,
If a good portion of this new resort, regardless of association, goes into the trust, there will be many fewer rooms left for the pool 11 months in advance

@pkrieger2287 any thoughts on this since it was your team at DVC Fan doing the reporting and speaking with the DVC staff at the after parting to clarify their comments?

Except the odds IMO would be 90% in favor of the resale buyer because of management’s statements at this point whereas it is only 49.3% in craps..

Also, guides in the park don’t want to talk about Poly2….they still have to sell RIV, VDH, AUL, and the Cabins….
 
So I am one of those that is super excited for the poly tower and happy that it will be part of the existing association.

I have a good amount of points (all resale) spread amongst multiple contracts already.

I really want/need the 11 month booking window at Poly so I’m going to buy Poly resale points.

My question is, is now the time to buy?

Do you project poly resale prices to go up or down over the next few weeks/months?

Curious why you would NEED the 11mo booking window?
As far as i know Poly is pretty available at 7months... I have been contemplating Poly being my next purchase as well, but can't seem to get past CCV being the one that NEEDS the 11mo window.

Hello. That's part of what I love about our DVC community! So smart and informed! I listened to one of my favorite podcasts .. The DVC show. episode #226 is somewhere near the end ( but the entire episode is worth a listen). They did give an opinion of the poly tower development but they also outlined a pretty compelling explanation as to why it is extremely unlikely to be a new association re: rules, filings, approvals, legal etc. Difficult to do at this late date. Agree.. until it's official in writing etc but.... I would be shopping for resale if I did not already have points.. Add-on-itis is real!

90 percent, really...... Again, hope you are right,

The "guides" in the parks are not guides at all. They are receptionist. They are not licensed, they are there to schedule appointments, and send text messages to guides to schedule phone calls

Let me clarify…the people I chatted with all had no problem talking about the project….but they couldn’t answer any questions regarding whether it was part of PVB, and not one knew anything about it being shared after the meeting.

Now, I do think it’s going to be added in some way…but, my comment about the meeting was just to clarify for others that the meeting had been adjourned when those questions were asked, and thus they would not be part of any recorded minutes and such. I had hoped to see it in the recap on the member site, and only thing there was the budgets were approved.

No matter what, it is pretty odd that if the plan is to go that way, barring unforeseen circumstances, that they have not shared any info with peoole who are first line of contact for many potential buyers.

There is no true ambiguity to these answers. In fact, seeing how they are being so overtly clear to announce the fact the Cabins at FW will be a new DVC resort makes it even more clear in retrospect that the answer to the question was not in what they did say but in what they did not say.

I called my guide like many other members here. He said nothing to confirm or deny. All he said was "I don't have any official information on Poly yet and cabins are expected to open first."

I am in the camp that doesn't think "currently the plans for the proposed Polynesian Tower" is a guarantee. Everything is subject to change until we see actual filings which is why every promotional DVC email says "subject to change" about three times in the fine print.

My biggest concern with Poly resale at this time isn't the price, but what part of the "proposed" Tower is deeded vs declared to the possible Trust. If only the initial declaration is sold as deeded property I would be concerned.
 
The board sponsor is saying it's a done deal, but idk then people were saying "At this time, the plan is to make it part of the existing association" and then people were saying the DVC executive who said it afterwards said that they have a long way to go and nothing's finalized yet. So do with that what you will lol
I've been of the opinion that Paul and Amy never would of bought their poly resale over the summer if they didn't "know"

I don't think they cared to be honest. Based on what I've heard from them on the show they bought in for the studio and not for access to the tower. The tower was just a perk if they added it to the same association.
