My contract was just sent to Disney for ROFR this morning.

BLT? I know you were watching them! I honestly thought there was no way mine would get through rofr, but now I am wondering if they might even go lower! Or if I should have been pickier about my UY (since the one we got is the absolute worst UY for when we typically travel) But either way I know I got a deal and I am glad it has been such an easy process for us. As a first time DVC purchaser, I might have gotten scared away if the process was difficult/frustrating.

Kidding. Sort of. Everyone's situation is different though but it's hard to argue against simply buying another resale contract with those savings.

I bought CCV at $187pp direct when they were running the incentives a few years back so I have no regrets. I can’t put a price tag on the vacations we’ve already had with those points. But at current direct prices, I just can’t see the meager benefits outweighing the cost! It’s amazing how much direct price has risen just in a couple of years! And it’s only going to get higher when VDH and Poly2 goes on sale. It’s bonkers!

Yes. While they (of course) don't have control over the seller's whims, after my conversation with the owner it was clear that they (the owner) also had an unrealistic perception of the current state of the market.

If Poly2 doesn’t have resale restrictions, it will be the death of resale restrictions for all of DVC IMO.

They can’t do that with the existing resorts…only resorts moving forward. The O14 resorts entered BVTC with rules that can’t change how they trade with each other.

It is only new resorts that can have different rules.

I think Disney has been able to fudge their way of avoiding resale restrictions with VGF2 by keeping it under the same association. They have that same wiggle room with Poly2 I think. The real litmus test will be with the Disneyland Hotel Tower that is a brand new DVC resort from the ground up. If VDH doesn’t have restrictions, I can’t see how they can justify keeping it with Riviera.

That's what I'm wondering. If these other ones go up without restrictions, I wonder if they'll remove them from Riveria as well. Surely they've learned if those restrictions are effecting sales one way or the other.

Yes, they can definitely change it and remove the restrictions. They gave themselves the ability to change a lot when they added RIV.

IMO, I think restrictions are here to stay but if they don’t add them to VDH or Poly tower, I’d be shocked if they didn’t remove from RIV.
