Will Poly2 Be a Part of the Original Polynesian Condo Association?

Looking at the map the new tower will be a little far to the existing bus stop, but
It’s a little closer than walking to GF bus stop.
It’s not much farther than existing walk from Aotearoa, Moorea, or the Bungalows.
It’s similar to the VGF walk to GF bus stops, and the path through GCH offers a period of weather protection too.
It’s similar to Garden Wing to Contemporary transportation.
It’s similar to BCV to the YC/BC boat dock to DHS.

I could be wrong but I don’t think they’ll consider it far enough to need its own bus stop. Looks like the walk will be about the same as the walk from MK transportation to the castle. That being said they will continue to rejig Floridian Way, and I could see it making sense eventually to move the bus loop to the west side of GCH.
 
Now that the pathway GF to MK is open, can you walk from the Polly to MK? Planning to potentially buy Polly 2 as my first DVC purchase.

Yes, walkable. Long walk through and even longer with Tower construction. Polynesian has awesome monorail service to MK, first stop so the cars are not already pre-filled like the GF stop sometimes is. Also, excellent access to Epcot monorail.

Copy that - thank you! Sounds like a good spot for a morning run and then monorail for park time! Love the ease of access to Epcot monorail as well.
 
Have they even Started on the hotel or still doing ground,prep work?
Last picture I have seen on the web was from Nov 28th and it was still groundwork. I will be in the park in Feb and will check. Someone may have more recent photos on the forum.
 
I'm still a bit confused on this -- we bought 100 BCV resale points in 2009.
1) Will those points likely be accepted at Poly Tower (at seven months out) like they are at Riviera?
2) If we bought PVB now (resale), is it possible those will be grandfathered into Poly Tower?

1. Yes, those points will be grandfathered in
2. Nobody knows for sure yet whether or not PVB will not be able to be used at the new poly tower (AKA new association) or if they will be (same association).

In order for PVB resale bought today to be good at Poly tower, it has to become part of the same condo association as PVB. If they decide to make it a new DVC resort, and it becomes a brand new association...think CCV/BRV...and they continue with the resale restrictions like RIV...then no, those won't eligible for stays at the tower at all.

Anyone who wants to be able to use points at the tower will need to wait for that announcement if they are considering PVB resale. If one doesn't care, then buying now is not a risk.

My guess is we might get that answer within 6 months or so?

No one, not even the reps, know the answer to these questions until they announce if it's part of the same association or a different one. You'll just have to wait.

1. Unknown because we don’t know if its part of the same association as sandisw said above. At the very least direct DVC members will be able to book at 7.
2. Unknown, but I imagine if they bought resale prior to the Riviera resale restrictions then I imagine so. Again the 7 vs 11 month window depends on if its the same association or a new one.
3. This is one I can definitively answer. Yes, prior direct members at other resorts will be able to book at 7 months
4. Again unknown but your 2009 resale points will likely work at the new tower regardless just because these resort restrictions are very new.

I highly doubt they’ll do a grandfathering. Like almost zero chance.
 
Is there any expectation that Riviera resale points will be usable at future DVC resorts as well? Or are resales going forward expected to be restricted to the home resort? Seems like that would dampen the market for direct points if purchasers knew they would be harder to sell if needed.

I could only see a change in the restrictions if they had a drag on the direct prices

It is possible they could because the ability to see your contracts is a significant reason that people are willing to pay the exorbitant direct prices.

If after 2042 the restrictions make the resale prices crash it might limit customers willing to buy direct

There are multiple classes of DVC, including grandfathered resale, before the resale restrictions existed. Those points are resale, but unrestricted.

Poly2 is not going to change that grandfathering, unless it just opts out of the whole system, as any resort could technically do. That's theoretically possible, but unlikely.

The question is whether Poly is going to join the existing Poly, which would mean it is unrestricted. Or, if it's independent, it could have restrictions or not.

Why not? There are plenty of other developers whose resale values are dimes on the dollar (or less) that have no trouble selling new timeshares. Heck, they are even able to sell to folks who know the market, because of (perceived) differences in value and FOMO. Arguably, that’s exactly how DVC is selling now.

There is no reason DVC can’t be like any other timeshare. In many ways, they always have been. The idea that somehow DVC isn’t a timeshare is a product of the Pixie Dust Reality Distortion Field.

That said, DVC has some advantages that not all of the others have. For example, they have a brand that conveys quality and service. They have a very well-defined market, and a clear spread between rental values and ongoing costs. Those things are structural, and would require some fairly large shifts to overcome.
