Update on one of the two offers I made. I was asked if my offer was a typo and if not they were NOT going to present my offer to the seller. They then invited me to contact them so I could make a respectable offer. As information only the asking price was $181 pp.
What broker? My BLT just passed rofr at 133.33pp. I understand it’s a lot lower than what’s listed, but some BLT is getting by at $141pp, so the broker should really let the seller decide
 
If the sellers you are buying from are still listed, you have not closed yet. Once closed, it is recorded on comptroller site typically within 2 days.
What is the comptroller site? I’m waiting to close. Already wired money. I’d love a way to track my closing without annoying the title company.
 
Mind if I ask who the broker was..? if its not against the rules because anyone who answers like that does not deserve my business.
Totally agree with you. Also, if the broker does not know that that price is insane, they should find a new line of work.
 
Depends how long they have been sitting - I have offered some ridiculously low prices on SSR contracts that I have seen laying around and gotten back some pretty rude answers (actually a huge fan of the board sponsor because they are always respectful).

You are better off lowballing new contracts listed for sale in the hopes that the seller is relatively desperate.
Very interesting. My offer got accepted pretty quickly and it was a newer contract listing. It was listed at 149pp and they took 133 with no counter. In contrast to that, I tried an offer at one listed at 159pp which was around the same 133pp and the sellers countered at a firm 150pp. That contract had been sitting there for a while (I believe it still is). So maybe this makes a lot of sense! New listing could = excited to sell/need to sell quick

Plus yours at $133.33

There were 2 taken by Disney
One at $126 and the other at $135. They are on the government website for January 2023 which means the sales were a few months ago.

An offer of $141 is reasonable
 
So I think I found my contract. But I’m not 100% because it looks like these sellers own multiple contracts, including 2 at BLT. But the unit number on one matches what was on my paperwork. So how do I use this site? Will that deed disappear under their name when it closes? And then I can search my name and it’ll be there? Or does it take time for my name to show? Thanks!

If it had closed you can search your name and your name will show up under grantee.

They don’t disappear. All the transactions are available for the public to see. Yours just becomes another record on that property
 
When I made offers with them, I got email replies verifying my bid and checking on the costs you mentioned. Then they went to seller with offer. Quick responses at first, then so-so or no communication.
So I made an offer- got an email. I didn't want my son to get excited so I wanted to talk before he got home from school. So I called and my offer was immediately received and accepted (I offered asking price).

Then everytime I have reached out via email with a question so far it's been answered within a few hours (on weekdays). I hadn't heard anything after putting in my deposit so I asked then I got the "sent to ROFR" email- 2 days after it was sent.

So far it has been great with me initiating communication- but I also think there is a motivated seller in my case.
 
Asking for a friend...if I just made an offer on Fidelity, when will I hear? Also, I could only put in a number, once you talk to the agent do you discuss MF on banked points, closing costs and the service fee?

I’d email the broker with the listing number in the subject line and put any clarifications of the offer that you want to include.

If it is Fidelity then be VERY specific.

Also be sure to clarify the deposit. That deposit is Only to the Seller's benefit, not yours, and is negotiable.

Why are there so many SSR contracts? Just because it’s such a large resort?
I love BCV but aside from the fact it’s got a shorter life SSR seems better value plus it seems to make sense for us for the times we maybe don’t want to do the parks. Coming from the UK we would probably do every other year and sometimes only universal plus maybe in 10 years we may not do parks at all if the kids aren’t with us. I think SSR is best option if you aren’t doing park visits, because it’s walkable to DS and all the restaurant options at hotel boulevard and also close to I4. It does seem a concern there are that many resale for SSR so it maybe difficult to sell in the future.
My theories:
1. It’s a huge resort. I’ve never stayed but boy does it seem crowded whenever I’m in the area. Pools overfilled with people, etc.

2. Having to rely on Disney buses or driver everywhere makes the experience exponentially less “magical” than walking from BLT, BC, etc. right into your favorite park or parks.

My guess is after a few years people realize they don’t need the kitchen, they could rent off property some nicer hotels and save the difference, and they get tired of doing “just Disney” and want to try things elsewhere in Orlando or other parts of the world. The walkable resorts seem much more enticing to me - much closer to being on a cruise ship on land and have an “all inclusive” vibe. . Just my theory.

Most of them let you put the deposit on a credit card. If you have a rewards credit card with 2 percent cashback it can be worth it to pay a large deposit.

This right here. I put down 5k on each of my fidelity deals. The other brokers tried telling me it's impossible to do so even when I was doing a transaction at the same time with Cammy @ Mason :) I'll take "free" credit card points any day.

Speaking of which I wanted to give an updated with my 2nd go using Fidelity so far. It's going a lot better than my first deal with them as I was honest with my broker and gave her some friendly feedback about my concerns with how they sat on my deal with them last year and didn't sent it to ROFR for a little over 10 days. So and asked if this can be corrected. I've also copied her and the admin on all emails and I will say it's helped. They actually were just as quick as the board sponsor and we were in ROFR in like 2 days. Let's hope the rest of the transaction goes as well. I've learned from my first try with them and I'm being a bit more proactive this time.
 
Thank you! How long after rofr did you hear from first American? Or did papers just show up? When in the process did you wire funds?
It was almost immediately after ROFR waiver that we received email from First American with estimated settlement statement and wire instructions. We wired funds later that week. After not hearing anything for several days we called and spoke with the escrow officer, who confirmed funds received, everything was in order, but waiting on buyer.
