The notification from the broker contained the following. Does anyone know how long this is truly taking right now?

**PLEASE NOTE DISNEY IS TAKING SEVERAL WEEKS LONGER TO PROVIDE THE WAIVER, WE MUST HAVE THE WAIVER BEFORE CLOSING DOCUMENTS CAN BE PREPARED
The brokers mostly all added disclaimers like this early last year when Disney was taking longer than the 30 days they’re legally obligated to take, because the brokers couldn’t do anything about it. I haven’t heard of a contract taking more than 30 days this year, I’d say 10-20 days is the range the preponderance are falling into now.

I have been watching this thread and the closing time thread, and wondering if Disney has realized that slowing down the resale process (both ROFR and closing) costs them literally nothing but could tip some of us with addonitis from resale to direct — for example, if I buy through DVD this week, I can book ahead of 7m window at Christmas and NYE (or book one of next year’s member cruises) immediately—but instead I submitted a contract last week to ROFR— I will definitely miss Christmas, probably will miss NYE also, at the new (slightly) slower peace.
 
I actually withdraw a AKV contract that I was selling today so its possible some are legit. Having just spent four nights in a cabin at Copper Creek I've decided we need all the points we can get!

FWIW, my broker told me yesterday that ROFR and the title company (Mason) were taking longer because they are slammed with contracts. I was surprised because my impression from this board is that things have slowed down a bit, but maybe not?

It's true on the title company front. I was notified on Friday that we passed rofr and even the legendary Cammy at Mason, fastest in the game, took 3 business days to get docs to us. First time it's been more than 1 business day in my experience, so they are definitely slammed right now. Still very fast even at 3 days, imo.

If the documents were ready in three days from ROFR passing then the waiver from Disney must be timely correct?

I don't know anything about an extra waiver, I just know that generally once the broker informs you you've passed rofr you generally receive closing documents in the next couple of days from the title company.

I emailed Cammy last week and she had an out of office up. I think she might have been on vacation.

If the documents were ready in three days from ROFR passing then the waiver from Disney must be timely correct?

I could be wrong but I think there are two parts to passing ROFR - first, of course, DC waives their ROFR, and then they complete "estoppel" (not how I understood the word) which means they verify the contract details, ensure dues are paid, etc. But I think those happen at the same time. So since your contract has passed ROFR, the title company should be all good to get the closing docs to you and to the seller - except that they are swamped so it's taking longer.

So very excited!!! DVC has waived ROFR on both contracts! 😀
Was that your first offer to them? or how low did you start? What company?
 
Question for all you resale veterans... do you even look at the per point listing price and/or factor that into your offer at all? Or do you just look for the number of points and put in an offer in regardless of whatever the listing price it? So many of the listings I see are so much higher than what they are apparently selling for on this thread. Grateful to have this resource! lol.

I did the second one. I got a lot of counters that didn’t move or barely moved. If someone was especially insanely priced ($40+/point more than I wanted to pay) I just ignored the listing altogether.

Ultimately, 1 reply moved a lot and I was close to taking it. Another countered moderately and I countered back at a price I was happy with and they took it. The other dozen or so were noes.

You have to genuinely not care if you get a contract or not to carry on this way, IMO. It’s too discouraging to be repeatedly rejected otherwise.

This is great, thanks. Can I, as a non-relator, stalk deeds for some of the other properties?

Crunching this data, and ignoring the amazing outlier of $83.33, it looks like you see the very best deals at odd size contracts (160, 220) and prices trend down the more you buy. I know I’ll be a little annoyed managing multiple UY contracts, but it does generally seem easier to unload contracts the smaller they are.
